Government housing grants are available to low-income families for repairs, renovations, and down payments
Government housing grants are offered by the US Department of Housing and Urban Development (HUD), and many other government agencies and entities. Block grants by HUD provide flexible resources to help fund affordable rental and homeownership activities, and neighborhood revitalization. HOME Investment Partnership Program, or simply HOME, is a federal government housing grant administered by the HUD, and distributed approximately $1 billion annually to states and participating localities. The program comes with a matching requirement under which receiving communities must match every dollar of HOME funds with 25 cents of local resources. This government housing grant is usually given to households with incomes below 60 percent of the Area Median Income (AMI).
Grants are also available for purchasing in senior-citizen communities, mobile or manufactured home parks, apartment buildings, or recreational vehicle parks. HOME Grants
HOME Investment Partnership Program (HOME) is a block government housing grant provided by the federal government to large cities, towns, or counties and states. US Department of Agriculture’s (USDA) Rural Housing Service offers single-family and multi-family housing programs to support a variety of activities in rural areas. Low-Income Housing Tax Credit (LIHTC)
Low-Income Housing Tax Credit (LIHTC) provides an incentive to private companies to invest in affordable housing in federal income tax liability. Investors receive a credit over a period of 10 years. There are two types of LIHTC credits – 9 percent credits and 4 percent credits. The 9 percent LIHTC is typically used for new constructions and larger renovations, while 4 percent LIHTC is used primarily for preservation and acquisition-rehab projects. To comply with the requirements of LIHTC, projects must set aside at least 20 percent of units for tenants earning less than 50 percent of the area median income.
Housing Choice Voucher
HUD’s Housing Choice Voucher provides subsidy for privately-owned rental unit that meets program guidelines. HUD also provides annual funding to public housing agencies to renew housing choice vouchers currently in use. HUD-Veterans Affairs Supportive Housing (HUD-VASH) program provides government housing grants to veterans experiencing homelessness. Choice Neighborhoods program by HUD provides government housing grants for the replacement of severely-distressed public housing, and privately-owned HUD-assisted properties.
